We begin with a conversation, not a catalogue. Site, light, how you live across decades — then a full CAD set drawn for this lot. Bring a sketch, another builder’s plan, or nothing. The fee does not change.

Metric is a boutique studio — on the order of twenty-five homes a year. There is no sales-centre script. Revisions move through the same table that will later walk the site. Decisions stay with ownership.

Energy Star envelope, triple-glazed openings, Blum hardware, premium millwork — specified before you ever enter a design centre. The $20K studio allowance is for expression, not to reach a baseline.
